B&B Terms & Conditions 

Minimum Night Stays
Monday to Thursday – no minimum stay.
Friday to Sunday – 2 nights min.
Long weekends – 3 nights min.
Melbourne Cup Weekend (the weekend closest to and including Melbourne Cup Day)– 3 nights min.
Single nights during weekends may occasionally become available. Please contact us for availability (single nights cannot be booked online and are typically only available on a last minute basis). Special rates apply for Christmas, New Years and Easter holidays. 

Deposits & Full Payment
A 50% deposit is required to confirm your booking. We accept Visa & MasterCard. The balance will be charged to the nominated credit card 14  days prior to arrival date. 

If cancellation occurs more than 14 days prior to your arrival the deposit will be refunded, less $50 admin fee. If cancellation occurs within 14 days before your arrival date, we will endeavor to rebook the room, and if it is rebooked the deposit will be refunded less $50. If the room isn’t rebooked by the date of the reservation Rocky Creek Art Garden B&B will be entitled to retain the deposit,
however the remaining balance will not be charged. 
No-shows on the day of the confirmed arrival date, late arrivals and early departures will trigger your credit card to be debited with 100% of the original booking amount. 

Guide/ service dogs are welcome, however we do not allow any other animal/ pets in our accommodation. 

Our accommodation has a strict no smoking policy indoors. An additional cleaning fee of $100 will be debited to your credit card if evidence of smoking inside is found. Guests can smoke outside where ashtrays are provided undercover, however please be considerate and close any nearby windows or doors to avoid cigarette odour drifting indoors. Failing to do so may also incur a $100 cleaning fee. Please be aware we are located in a high fire danger area, and you must dispose of your cigarette butts with care. 

Bird Feeding
We do not allow any bird feeding on our property. 

Cleaning & Damage
Removal of cigarette odour - $100
Removal of candle wax – 3 quotes to be provided for repair or replacement
Removal of stains - $20
Missing items (towels, bathrobes, cutlery, dinnerware etc.) will be charged to your credit card accordingly. 
 Check-in & Check-out
Check in time: 2pm
Check out time: 10am.

Late checkout is available through prior arrangement with a fee of $20 per hour. 

All rates are in Australian dollars. 

Bushfire Season
We take the safety of our guests seriously. When a ‘Code Red’ fire danger day (http://www.cfa.vic.gov.au/warnings-restrictions/total-fire-bans-and-ratings/) has been declared for the region we will activate the following policy:
  • Guests currently staying in our accommodation will be asked to check-out prior to 7pm the evening before the declared Code Red day.
  • Guests due to arrive on the declared Code Red day will be contacted and be advised that the accommodation will not be available.
  • All guests who leave mid-stay or have been advised their reservation is no longer available will be issued with a full refund or a voucher for a future stay. 

It is also possible that on less extreme days with Total Fire Bans the CFA(Country Fire Authority) will issue a ‘Watch and Act’ warning advising evacuation of the area. It is your responsibility to be aware of these warnings however we will be monitoring for any potential emergencies and will attempt to contact you if necessary. 
We reserve the right to close our accommodation and in effect cancel your reservation with us in the rare event that we deem it necessary for your safety or because of the inability to operate due to circumstances beyond our control.
